An industrial property becomes a candidate for AI infrastructure when everything a new use depends on can line up there: its power, its permits, the condition of its ground, the infrastructure around it and the economics of the project. The service already on the property is where that question begins, not where it ends. Energy.LLC judges a property on all of it at once.
Power decides where AI can be built.
A data center needs a great deal of power, and new service to a property can take years of planning and construction, so the power a property already has carries real weight.
A service point, a substation on the property or a line along its edge establishes neither the capacity a new use needs nor the date it arrives; those come from the work that connects the service in place to the service a new use requires. A property whose power has been worked out, in place and planned, is a different property from one whose power is assumed.
An existing building is a head start.
The structure can take a new use instead of being raised from nothing; where open land surrounds it, a data center has room to grow, and generation and battery storage can use the same ground for their equipment.
The building saves the time of the structure, and only that. Its approvals, its power and the economics of the new use are worked through as on any site.
The town shapes what the property becomes.
Every industrial property sits in a town, and a new use there is as much the town's decision as the owner's or ours. A town knows a plant or a yard from long acquaintance: the jobs it has carried, the taxes it has paid, the traffic it has brought. Reuse starts from that history.
We bring the project to the town while its plan can still change, set out what it will ask of local roads, water and power and what it should return, and let the answers shape the site. Serving the town as well as the owner and us is how a town's yes is earned.
The owner holds the first facts.
An owner knows the building, the ground, its past uses and how the town regards industrial work, and an evaluation begins there. What decides the property is the path from what it is to what it could become.
We know what can stop a project. When an owner brings us a property, we read it with our proprietary site intelligence and say plainly whether it has a credible path, and which door fits: a sale, or developing it with us. Our page for owners of industrial property sets out what to gather before the first conversation.
After the yes, the development begins.
If we buy the property, we carry its development. If the owner keeps it, we develop it together, bringing development capital and a team whose work is to resolve what stands in the site's way and build its value.
Either way, we lead the approvals, the power and the construction, and carry the site toward the data center or energy operator who leases it, buys it, or has us build a facility to its plan.
Bring us your property, and we will read it whole.
