Plants, Yards and Warehouses
Where industry worked, the next project can begin.
A plant, yard or warehouse whose last use has ended often keeps structures, electric service and ground built for heavy work. That is a starting point for data center and energy operators, and on the properties we take on, the development we lead decides the rest.
01 · What it brings
Service in place shows where power has been, not what the next use can draw, or when.
A substation in the yard, or service sized for the machines a plant once ran, is a real advantage: the property was built around heavy power. Whether that service can carry a new use, and from what date, is a separate question, and answering it is development work we lead.
02 · What we read
The power is one part of the property.
A property built for one industry carries that history in its ground, in its structures, in the infrastructure around it, in what its last use was approved to do and in what it would cost to bring to new work. Our proprietary site intelligence reads that history alongside the power, so an owner hears early what could stand between the property and an operator, and what clearing it would take.
Our note on what makes an industrial property a candidate for AI infrastructure takes the question further.
03 · Your records
Your records answer the first questions.
They need not be complete. What is missing, we work out with you.
-
The title shows what the land carries.
Ownership, easements and anything else recorded against the property.
-
The environmental record shows the ground's history.
Permits, studies and any cleanup on file for the property.
-
The service record shows what the property drew.
What was installed, and the bills and meter records from the years it ran.
-
The structures show what can stay.
Roofs, floors and any recent inspections, so each building is assessed as it stands.
04 · Your choice
Both ways forward start from one reading.
A sale passes the property and its development to us. A joint venture keeps your stake in the property and puts our development capital and our developers to work on it alongside what you already know of it, with the town in the conversation from the start. How a joint venture with Energy.LLC works is set out in full.
05 · Work with us
Bring us the property and its records.
Owners, lenders and asset managers start on the property form: where the property is, what stands on it and which way you lean. The records can follow.
